Changes in the Portuguese Golden Visa Program

On the 12th of February 2021, a new law changed the Portuguese Golden Visa Program. 

Real Estate Investments

It will no longer be possible to qualify for Golden Visa by investing in properties located in high-density regions, which includes Lisbon, Porto and coastal regions, such as the Algarve. 

Real estate investments will only be possible for properties located in low-density regions, which includes the Autonomous Regions of Azores and Madeira, as well as the interior regions.   

These requirements apply for properties intended for “habitation”. It will still be possible to invest in other property types, such as shops, restaurants, offices or accommodation units located in touristic resorts, regardless of the location. 

Capital Transfer 

The minimum capital transfer will increase from 1.000.000,00€ to 1.500.000,00€. 

Investment Fund

The minimum capital transfer in an investment fund will increase from 350.000,00€ to 500.000,00€. 

Commercial Companies

The minimum capital invested in commercial companies will increase from 350.000,00€ to 500.000,00€. 

These changes will only apply to applications submitted from the 1st January 2022 on
